Fewer people.
Better everything.
We studied student housing across the country and here in Houston, and listened to students about what premium living should feel like. The answer kept coming back to fewer people under one roof. So every Tenure home is four residents to a side, and what a high-rise spends on lobbies and amenity decks goes into the finishes you live with every day.

Local management
A maintenance request line, with every request tracked until it's fixed.
- Who can get into my student's room?
- Only your student, with their personal code. Management enters only for maintenance, with the notice the lease requires.
- Are there cameras inside?
- No. Cameras cover the exterior and shared entries only. Suites and living spaces stay private.
- Who else will live there?
- Every resident applies and passes the same screening: verified identity, income or a guarantor, rental history and a background check. Everyone also agrees to the same house standards.
- Whose lease is it?
- Each resident signs an individual lease for their own suite, so no one is responsible for a housemate's rent. Parents can act as guarantors.
- What does the monthly price include?
- Internet and utilities,2 a desk in each suite and a furnished living area. Residents bring their own bed.
- Who do we call when something breaks?
- Local professional management, through a maintenance request line. Every request is tracked until it's fixed.
- Does my student need a car?
- No. Campus is a walk or bike ride away. If they bring one, every home has private driveway parking.
Walk it. Bike it. Scoot it.

The stuff you actually want to know.
Can I make my room look like mine?
Absolutely. Bring your bed, bedding, rugs, lighting and decor, and we provide the desk. Damage-free hanging is encouraged, and the lease spells out what's allowed on the walls.
What size bed fits?
Suites are sized for a full or queen bed, with room left for the desk and your setup.
Can I move in for the summer?
Yes. Summer 2027 move-ins are available, and everyone on the list gets priority for fall.
Can I live with same-gender housemates?
Yes. Request a same-gender side and we'll place you with housemates of your gender. You'll still have your own suite, bath, code and lease.
Can my friends and I live together?
Yes. Two or three friends go on the same side, four take a whole side, and eight take the whole home. Everyone still signs their own lease.
I'm a grad student or I work. Is this for me?
Yes. Quiet private suites, a real desk and internet that holds up on deadline are built for students with full schedules.
How do I get in?
Join the founding list now. When pre-leasing opens, you apply, solo or with your group. Every applicant is reviewed against the same published criteria, and homes are released in small batches, so the list matters.
Do I get to pick my suite?
Yes. Founding residents choose in the order they joined, before suites open to the public.
Is the internet good enough for gaming and streaming?
Every suite has its own Cat6 jack, so you can plug a console, PC or laptop straight in. Wi-Fi covers everything else, and it's included.
Can friends come over?
Of course, it's your home. The lease sets simple guest rules so everyone on your side stays comfortable.
Be first. Bring your crew.
Tenure isn't open yet. The founding list gets build updates, the first look at every home when pre-leasing opens in Spring 2027, and first pick of suites for Summer or Fall 2027. It's free and doesn't commit you to anything.
